Board opening:

  • We talked to a number of applicants, all of whom had skills, attitudes and assets that can benefit the community
  • We’ve decided to expand the board to seven members so we can take advantage of as much enthusiasm as we can. That means we’ve invited three new board members.
  • In reverse alphabetical order of first name, here are:
    • Toni jumper
    • Sarah Lewis
    • David Wright

Clubhouse:

  • We’re moving slowly on having Town & Country take over clubhouse reservations.
    • Jan talked to Lisa at T&C this week. There’s still some concerns about the weekends.
    • We’re refining the reservation form with more rules and notices.

Old Business:

  • Parking lot repair is done.
  • Tennis light repair was brought up again. The board voted 6-1 to have it done.
  • Lady’s shower at the pool will be repaired in the next couple of weeks.
  • Lady’s sink at the pool should be fixed this weekend. Parts are on the way.
  • We need to get all the lights in both pool bathrooms working, and the same color.
  • Sidewalks on the Dark Hill are repaired, but the lots are not being maintained. Sand is running off again onto the sidewalk.

Financial:

  • Collections are still going well.
  • We have enough in the bank at the moment to cover budgeted expenses for the rest of the year.
  • Continued collections activities should cover unexpected expenses.
  • We can’t rely on extra income from collections next year, and it doesn’t look like the new development will provide any income next year, so we’re talking about raising dues again.
    • Facilities are 30 years old and in need of attention
    • We need to save up for pool resurfacing.
  • Budget meeting Oct 20.

Landscaping:

  • Removing tree behind playground tomorrow. Playground will be closed for safety.
  • When will the pump house repairs begin?
    • The contractor we were going to use sold the business. Looking at other options.
  • Can we look at the wood chips in the playground?
    • There are plenty there, they just get moved around with use. O’Neal will re-arrange them.

New Business:

  • Got the grant for the new Little Library.
    • Will have to go pick up the check in September
    • Once we deposit the check, we’ll order the kit. JJ and David will install it unless someone else wants to participate
  • Need to think of what to apply for next.
    • Has to be an improvement, not maintenance
    • Or could be an event like National Night Out
    • Let’s consult the Social Committee.

Other Business:

  • Homeowners are invited to submit budget wish list items at the next meeting Sept 30
  • The Pumpkin Patch is coming up Oct 19. Toni would like to add a 5K.
    • The board agreed this is fine as long as it’s CHP members only, and not for profit.
    • If it’s successful, we can consider making it a fund-raiser in future years.
  • A homeowner brought up an incident with people fishing.
    • Was advised to call DNR for fishing; DNR can enforce without the complainant having to be here.
    • Advised to call police for unsafe behavior, drugs etc.
