Changes made in 2024 Budget

  • Switched from CAMS to Town and Country – Town and Country has proven to be far more productive and responsive.
  • Additional revenue
    • Delinquent account being resolved has added $40,000
    • Clubhouse has brought in additional funds

Reserve

  • The existing reserve funds will remain unaffected.
  • Surplus of funds will be held over for maintenance items
    • Fix the baby pool
    • Fence around the playground – additionally the pool fence if in consideration if budget friendly
    • Stain and wood protectant for clubhouse
  • Income is budgeted conservatively with inflation built in for expense projections

JJ’s Discussion – Projector Project:

  • Additional funds that the social committee brings through sponsorships has allowed for an increase in social committee funding in 2025, with a balance of $850 remaining. These funds are put into general operations, however they are flagged as social committee’s. Can the funds be applied to the projector project?
    • Possible grant funding for the project, if chosen, will be available in July 2025, but will not cover the entire cost of the projector and screen.

In closing regarding the budget

  • Applause for the board and committee volunteers that give so freely of their time, talents, and funds in order to save the HOA money.
  • Dues will not be raised this year, but caution that inflation is inevitable

Resident question

  • Lakeshore sign, is the infrastructure in place, or can it be put into place, to add a light?
  • No landscaping on the Gauley loop – can that be done?
    • O’Neill suggested tilling and seeding, or possibly putting in small trees.

  • Toni Jumper; Karen Sipos – Architectural Review Board

Venue fees – rate increase

  • The courtyards will be available to rent in addition to the clubhouse as an add-on only, it can not be rented separately.
  • There will be weekday/ weekend pricing as follows
    • Weekday pricing (Monday – Thursday) $150 for clubhouse / $300 for clubhouse and courtyard use.
    • Weekend pricing (Friday – Sunday) $200 for clubhouse / $400 for clubhouse and courtyards use
    • At no time can stakes be used for tents or blowup activities (bouncy houses) in the courtyard. Board is looking into approved tent providers for courtyard usage.
  • Website portal will allow residents to view clubhouse availability and schedule via email or call to Lisa with Town and Country. Once scheduled, Jan will disperse and collect the key as before
