Old news –
- Update on the neighborhood sign restorations – currently awaiting quotes
- Huge thank you goes out to David Bergeron for replacing all of the street lights with LED, and repairing some of the lights.
Landscaping –
- Winter maintenance – tree limbs have been removed in order to promote grass growth. The limbs will be removed very soon.
- Sewer tap connection has been completed
- The placement of the emergency entrance around the new construction has altered due to elevation and grading, they are working toward grading and establishing lights.
- Lights around The Bluff sign will be repaired once the rough grade for the new construction road is complete.
- 3 lights at Lost Creek Dr. and West Way will be repaired soon. The necessary steps are currently being determined.
Pool –
- Anticipated date for pool opening is the second week in May
- Processes are in line to repair/replace necessary chairs, sand replaced in filters, lights repaired/ replaced in pool, and baby pool resurfaced prior to opening day.
Clubhouse –
- Billing and amenity access – board voted to implement lock code changes for the boat ramp and tennis courts every 6 months. Residents who’s accounts are in good standing at the time of the changes, will receive an email with the new lock codes. Residents may not share the code with non-residents or with those whose accounts are not in good standing.
Playground –
- Dogs ARE NOT permitted on the playground, board looks to place a sign once fence is replaced.
- Question around the playground fence was proposed: can a spring on the gate to the new fence be included to help keep the gate closed?
- Weed spraying around the playground area – Playground CAN NOT be used 24 hours after proposed spray. One suggestion is to spray around the time that the fence is being replaced.
Others –
- Traffic enforcement – The “kids at play” signs on Lost Creek Dr. placed by residents will be removed. The board will contact the City of Columbia and ask that they increase enforcement in our neighborhood.
- Bulk trash trucks – City of Columbia bulk trash trucks are using the clubhouse parking lot as a means to turn around, which can potentially create damage to the parking lot. Board would like to ask them to stop so.
- Goal on the large field is in bad shape and will be removed, posing the question, should it be replaced?
If homeowners put one there the HOA will not object - Resident concern – The ponds are not designed to hold the dirt from the construction run off. Can the builders be held responsible for the damages that have been done to the pond?
The one pond most affected is actually a detention pond. This is kind of what it’s for. We’d have a hard time getting the courts to force the developer to clean it up. - Resident concern – The boat ramp into the Broad River causes a drop.
We are not allowed to build out into the Broad River, so it is best to access the conditions based on water fluctuations
