CHP HOA Meeting

Old News:
- New development – Still waiting on Executive Homes contact to advise on completion of the emergency exit in order to repair sidewalks and board property.
- Are they considering a model home and creating a parking area for it?
Landscape:
- O’Neil’s report – working through tree maintenance efforts. Trees at the bottom of “dark hill” have been sprayed in order to inhibit further growth.
Budget:
- Outgoing expenses vs. incoming revenue may put us at breaking even, although at this time the budget appears to be extended.
- At this time, the HOA dues for The Point have not been factored, and will be implemented soon.
- We budgeted to use some reserve funds. So far we haven’t used as much as planned.
- We are hitting the 10 year mark for many major updates to things such as the pool, grounds, tennis courts, clubhouse, etc.
- An increase in HOA dues is not supported at this time, however residents should be cautioned that we are trending in that direction.
- Grant was awarded for movie equipment
- We were awarded a grant of $1,500 from Richland County.
- Additional funds of $2,500 were budgeted for the remainder of the cost for the equipment, however, $3,200 now seems more realistic.
- Equipment must be purchased within the calendar year in order to use the grant funds.
- Motion to purchase the equipment was made and voted in favor.
Pool:
- Recent DHEC inspection was done on 7/24, this was their second inspection for the summer. Usually they only do two.
- The baby pool did not pass due to chlorine imbalance. Pool company very quickly resolved the issue.
- Skimmer doors appear cracked but we have a few spares.
- Pool lights – it has been determined that they were being tampered with. Certain screws from the manufacturer were ordered to fix the lights. So far they’re stayed in.
- Fence – we are contracted with a fence company and have paid the deposit, materials are delayed due to tariffs at this time.
- Pool was to be closed on Tuesday and Wednesday of the week due to maintenance with Dominion.
Pond Management:
- We are now contracted with AMS Outdoor Solutions for pond maintenance.
- Fish fertilizer is being added to balance the environment.
- Some of the lakes are too turbid to fertilize at this time, but will be monitored. Some of this is due to grass clippings, and construction run off.
- Small ponds by the clubhouse and in The Grove have been dyed for algae.
- Fish inspection and report will be done on the population to determine recommendations.
- Dye can be done to the clubhouses lake for $760 per treatment, 1-2 times a year.
Tennis court report:
- Pickle Ball nets and markers are in. Tape is still needed.
- Court #4 will be used to create 2 pickle ball courts out of 1 tennis court.
- Will permanent courts ever be an option? Quotes can be discussed in September with the next budget cycle.
Rental Amendment Report:
- The amendment language has been sent to our attorneys at Law Firm Carolinas. We are waiting to hear back from them in order to move forward.
Other:
- Homeowner asked for an update on the artwork for the clubhouse
- Rental amendment has taken priority, however choices should be determined soon.
- Homeowner concern – the fence on Gauley is rotten and falling
- We have quotes that will be reviewed in the executive session
- Homeowner concern – who is responsible for the drainage from the dam to the river? There are 2 problematic beaver dams in the creek.
- Solutions would be to break up the dams and put out traps, however it has been done in the past and did not stop the beavers.
- The beaver dams do not pose a problem to homes, but they do flood the trails.
