CHP HOA Meeting

- Sign Restoration: The budget allows for 2 signs to be restored each year.
- White Oak & Cedar Field in 2026
- Hollingshed (2 sided) in 2027
- Landscape:
- O’Neil’s Report – Currently working through winter projects. All are going well.
- David Wright, JJ, and O’Neil met with Urban Landscaping to discuss expectations moving forward.
- Fence Update:
- All quotes are in and will be discussed by the Board
- Work should be completed by mid-May
- The Point:
- The Board has been following the proper procedures for unauthorized signage – letters/ fines have been, and will continue to be sent.
- A deadline has been given for sign removal a second time, if not removed the board will seek to remove them.
- Letters will be sent regarding make-shift fencing, trash, and other violations.
- JJ suggested sending routine emails reminding residents of rules.
- Also suggested that the Board connects with the Point’s HOA in order to see how they plan to monitor violations.
- Do we have a copy of their current CCRA’s? Has it been filed with the county?
- Market Committee: The Spring Market is scheduled for May 3 from 1:00 – 5:00
- The Market Committee and the Spring/ Holiday Markets were created as a way to bring in additional revenue specifically designated to the care and updates made to the Clubhouse.
- The committee consist of Sarah Lewis, Toni Jumper, Susan Dukes-Snyder, and has added Jennifer Sandsted.
- The vendor call for the Spring Market has been our largest response yet
- 60 vendors registered, 25 confirmed, 6 awaiting payment, 13 hopefuls (applied but did not finish the process). All others have been put on a backup list.
- Residents are asked to share the news of the Markets with friends on the Facebook event page and otherwise.
- Safety Committee:
- Will begin meeting in March
- To date, around 13 people have expressed interest in joining.
- Pond Management: Contracted from March 1 – November 1
- Will provide monthly inspections & reports, fertilizations, & a routine fish survey.
- The Board looks to purchasing a fish feeder, and volunteers from the fishing community to help keep it filled. This will greatly help the overall health of the lake.
- Social Committee: Spring events
- March 28 – Oyster Roast (Tickets on sale now)
- March 29 – Easter Egg Hunt
- April ? – Crappy Tournament – TBD
- May 2 – Game Night / May 3 – Spring Market
- When will our first movie night be held? Would like to consider having it in April.
- Open Discussions:
Q. How tall will the fence be around the pool?
A. 5ft. For the pool and 4 ft. for the playground.
Q. When will the split rail fence in beside Jamie Green’s home be fixed?
A. The Board members plan to make the repairs in efforts to save money.
Follow up – Can the split rail fence in question just be removed?
A. Yes
Resident concern – the Chestnut Woods sign is not lit up.
– David Bergeron is aware and will take care of it.
Q. Has the Board decided on the request for a stop sign at the 4 way stop outside of the Point?
