Chestnut Hill 2026 Budget & Assessment Increase Notice

Dear Homeowners,

We hope this letter finds you well. As we approach the end of the year, the Board of Directors would like to keep you informed of important updates regarding the 2026 budget and corresponding semi-annual assessments for Chestnut Hill HOA.

Budget Overview:
The annual budget plays a vital role in maintaining and improving the quality of life in our community. It supports essential services such as landscaping, common area upkeep, insurance, administrative operations, and contributions to reserves for future maintenance and projects.

The 2026 Budget:

A copy of the detailed 2026 budget is attached for your review. This document provides a full breakdown of projected income and expenses for the upcoming year.

Semi-Annual Master Assessment:
Following a thorough review of financial records, projected operating costs, vendor performance, and contract negotiations, the Board has approved an increase of $55.00 to the semi-annual assessment.

The 2026 master assessment is $605.00, billed in two equal installments:
• $302.50 due January 1, 2026
• $302.50 due July 1, 2026

Your 2026 assessment statement will be sent in the coming weeks and will also be available in your AppFolio portal beginning January 1, 2026. Please note that while you may prepay ahead of time, the charge will not populate in your account until January 1. Any early payment will be posted as a credit and automatically apply once the charge appears, bringing the balance to $0.00.
