CHP HOA Board Meeting Minutes

Board Members in Attendance: David Wright, David Bergeron, JJ Gentry, Jan Talkish-Rigney, Toni Jumper, Karen Sipos, Sarah Lewis
O’Neil Gilliam, Landscape Manager
3 Residents in attendance

1. Sign Restoration:
   1. The frames have been stained, the finished signs should arrive in the next 2 weeks.
2. Pool & Playground Fence Project:
   1. The playground has been pressure washed thanks to a resident who volunteered to do the work. Thank you so much for that!
   2. Some bolts need replaced and playground padding. Nothing dangerous.
   3. The brick project will be revisited
   4. The iron fencing and other items like the bike rack and railings have been painted.
3. Pool: Opened on May 1st, last Sunday was the true first day due to rain.
   1. Police have been called twice and some fobs deactivated in response to behaviors.
      1. Please DO NOT fob people in that are not part of your household or a guest if they are unable to use their own fob or do not have one.
   2. Furniture restoration- straps are in and should be finished this week.
   3. Pump – Karen will follow up to see if the work has been completed.
   4. There’s a small chunk in the bottom of the pool that will need to be repaired.
   5. Deck also needs repairs. Karen will get quotes.
4. Ponds:
   1. Algae treatments have been done on some of the ponds
   2. All ponds will be fertilized this month.
   3. The fish feeder is in and will be installed this month.
      1. JJ has asked for help with the installation
5. Safety Committee:
   1. Will be meeting in June.
   2. Reminder that all dogs must be contained by house, leash, or fence.
      1. Committee will discuss solutions further in light of recent tragedy.
      2. Reminder to residents to please call animal control if they see a lose dog.
   3. Committee will discuss solutions to parking concerns at the clubhouse.
6. Landscape/Split Rail Fence:
   1. Lost Creek fence has been removed, solutions for the split rail fence at the pond will need to be discussed.
