Annual Meeting

Old Business
- “Dark Hill” lights – Dominion has placed lights based on the infrastructure and conservation easement.
- JJ’s question – the new lights do not seem to match the existing lights, can that be remedied? Answer: you can put in a request on the Dominion web site but no guarantees
- Resident question – can the trees around existing lights be cut back? Answer: we’ll have the landscapers look at it, but some are on homeowners’ properties.
- The 7 homes on Lost Creek are finished, being sold and occupied.
- Resident observation – the builder needs to repair/replace damaged sidewalks and remove the porta-John. Answer: the board will communicate with the developer.
Landscaping-
- O’Neil will be submitting his report via email to the board this month
Financial-
- Collections are going well at this time, and slowly decreasing.
Pool-
- Splash pad vs. baby pool repairs.
- Board is meeting with a provider for further quotes.
- Time is of the essence in order to have a decision made and completed before pool season opens.
- Waiting on quotes for credits in order to replace lights in pool and sand for the pool pump
Clubhouse-
- The new rental process is running smoothly and considered to be a success.
- Gathering quotes for exterior repairs and staining.
- Need for interior updates…
- JJ suggested a contest: resident photo entries voted on in order to place as artwork in the clubhouse.
- Jan will be sending chairs one at a time for reupholstering.
- The clubhouse now has a TV in the large cabinet (entertainment hutch)
Others items of business-
- Project budget
- Cost for movie projector – budget has been approved, and the board will move forward with the grant application.
- Social committee additional funds from last year will be carried over for the project budget.
Neighborhood signs-
- Price quotes have been approved for sign restorations.
- Signs will be restored 2 at a time, beginning with Lost Creek and Cedar Ridge.
- The Point sign will be replaced with sign made by Capital Design in order to be cohesive with the others.
Architectural review-
- There is a process for approval that MUST be followed in order to make any exterior changes. Failure to follow the architectural review process is a violation to policy and can result in citations.
Pond-
- The board is seeking quotes for fertilizing and restocking the pond.
- Cormorants (birds) are in abundance to the area and can prove to be problematic.
- Do we need a “do not feed” sign for geese and other foul around the pond?
- Residents voiced concerns for the erosion management performed by the new construction. Mud is running off into the pond which will cause damage, as well concerns for the drains.
