CHP HOA Meeting

Old News:

  • The neighborhood sign restoration is complete for the 2 signs designated to be restored this year. (Entrance near the clubhouse and Cedar Ridge)
  • Update on “Dark Hill”
    • Sod on the corner lot/ stop sign has for the most part been finished.
    • Work is still being done to the damaged areas, along with watering.
    • Parts of the sidewalks are being repaired (Developer vs. City of Columbia)
  • Continued work with Executive Homes for damages caused
    • Emergency entrance for The Point needing completed ASAP, working with O’Neil and Mitch for solutions.
    • We keep telling them about silt fences being overrun. Irrigation heads on the median have been damaged due to construction trucks. We’ve removed them in order to prevent further damages.

Landscaping:

  • Working on quotes to thin out Magnolia trees on Lost Creek and some other areas.
  • There have been some fungal concerns due to the excess rain, planning to remedy.

Pool:

  • DHEC Inspection (6/24/25)
    • Only the main pool was inspected due to repairs needed in the baby pool.
    • Overall the pool passed, the following items were noted – waterline tiles not clean, skimmers missing weirs, and flow meter not operating.
      • Let’s look at the weirs. Could be they’re just stuck open and can’t be seen.
      • Let’s have the pool company replace the flow meter.
  • Baby pool pump has been in need of repair, and a small leak in the pump room. At time of meeting, the pump is functioning and chemicals are being run through. It should be operational again.
  • Water fountain is not working
    • Really? Every time we check it’s working.
    • Homeowner suggested since we’re not a public pool maybe we don’t need one.
      • Update: research after the meeting shows that even though we’re a Type “B” pool, a water fountain is required. If it’s refrigerated the refrigeration has to be working, but it doesn’t have to be refrigerated.

Pool closing concerns:

  • The pool is open only for 18 and over after 8:30 and closes at 11:00.
  • Residents not leaving at 11:00 is becoming problematic. If seen please call the police at the non-emergency number.
  • Resident question – can perpetrators be identified and their fobs turned off.

Pool fobs and enforcement:

  • Fob list is currently being audited and updated in efforts to manage pool violations. Some fobs may be unintentionally effected during this transfer period.
  • Fobs are turned off by Town and County for delinquent dues, and for violations. For this reason, residents should not let other people into the pool for any reason.
  • Resident concern – Residents being expected to police the pool is dangerous, is there another solution?
    • In such cases – DO NOT CONFRONT
    • Note the time, date, and description of the persons of interest along with the incident, and email the board.
    • If illegal – notify the police.
  • Resident suggestions – homeowner volunteers to police the pool?
    • This option can create a liability if volunteer is hurt.
  • Additional suggestions – can security be hired?
    • We’ve done this in the past. We’ll look into budgeting it for next year.

Fence replacement:

  • The fence surrounding the pool and the playground are being replaced.
  • Materials needed are causing delays, but should be available soon.

Pond Maintenance:

  • Pond management has been contracted, and are currently assessing the conditions of the ponds.
    • They will be doing monthly service and aquatic weed treatment
    • Ponds #5 & #6 have been fertilized
    • Ponds #1, #2, & #7 (Grove Hall) were treated for aquatic weed

Rental Cap Discussion:

  • Monday July 7 the Board will be holding a Special Meeting to discuss the proposed language for the rental restrictions, as well as answer questions and concerns. All residents are encouraged to attend.

Questions and Conclusion:

  • Will the Magnolias blocking the lights on Pasa Fino be trimmed back?
    • We’ll look into that. Might be better if they were all behind the light poles rather than around them.
