1. Old News
- O’Neill is still pursuing payment for damages to the grounds by Executive Homes.
- Resident concern:
- Will the sidewalks be repaired, and by who? The City or the Developers.
- The developers will put them back once construction is done.
- There are no street lights in the point, will a request be made by the Developers in order to put them in?
- That’s up to them.
2. Landscaping
- O’Neill’s report – There are projects in the works. Fall/winter protocol is in effect.
- There are 43 acres of grass area, and 31 year old mature trees and bushes that need to be heavily maintained.
- Current contract landscaping contract ends on Nov. 30, renewal is being discussed as part of the budget.
3. Budget Report – the Board is currently working on the 2026 budget
- HOA will be renewing with Town and Country
- There is a projected 17% increase in homes with the townhomes, and a 22% increase in our costs to Town and Country.
- Our contract costs were not increased last year.
- The Board has tried very hard not to raise dues, this has been to our own detriment.
- Inflation + maintenance needs for the clubhouse, amenities, and grounds are all contributing factors to needing an increase in dues.
- The maximum increase in dues is 10%
- The Market Committee has been established as a means to create additional revenue to aid in clubhouse needs.

4. Social Committee
- Haunted Sign Competition – is currently in effect
- Pumpkin Patch – Hosted by residents Kevin and Sarah Lewis, with a raffle basket filled with contributions by local CHP businesses and artist, was a huge success. Thank you to everyone who came out, to Linda Catoe for her help, and to the HOA Board members for debuting the new movie projector!
- Fall Festival – “It was awesome” – Linda Catoe, and she isn’t wrong! Fully funded by generous sponsorships allowing us to reserve social committee funds for the Santa drop-in in December.
5. Pool
- Making a push for the fence repairs, legal matters may need to be made.
6. Pond Management
- Monthly maintenance will continue
7. Tennis Court Report
- Temporary Pickleball courts are in place at this time, discussions will be made for permanent solutions during the budget process.
8. The Point Update
- Rental Signs – HOA has requested that the Developers of the Point submit a request for their rental signs.
- That request was denied based on our bylaws against signs other than for properties being for sale
- This has been enforced in the past as homeowners have been asked to remove for rent signs.
- If the Developer does not remove the rental signs within the time frame
given, we will remove them. Rentals vs. Sales – we are actively tracking at this time, and will continue to do so. - There are various subsidiaries involved that we are monitoring closely.
- The amendment does not ban all rentals completely, it just adds restrictions.
- Executive Homes Construction, TPCAP, and Tier Construction has filed a lawsuit against the Board and its members.
- They are currently looking for ways to bypass the amendment
- Our insurance has agreed to cover the expenses for our legal defense representation, so that the cost will not be a burden, or will be a minimal burden on the HOA funds.
9. Traffic Enforcement – We are working with Council members to enforce traffic issues
- A speed limit sign has been added to Lost Creek.
10. Neighborhood Safety – Clubhouse incident – the Board has noticed problems for a while, which is why the use of placards was pushed over the summer.
- The Police and Council have been notified of our concerns. This more recent incident will hopefully validate their need to help us create solutions.
- In the past statistics have been shown to the Board claiming that we are one of the safest communities in the area and that their resources are better used elsewhere.
- Neighbors are encouraged to email the Police and the Council with their concerns as well.
- Resident concern – can a gate be added to the entrance to the clubhouse?
- What is the cost and how can we practically implement a gate?
- The Board is willing to research solutions.
- Residents expressed that this is not an isolated incident, and that it is escalating.
- Many expressed the need to raise dues in order to create a safe environment for everyone.
- Resident question – can a Police Department Surveillance camera be placed at the entry to the clubhouse?
- Clubhouse curfew is midnight, how can it be enforced?
- Board is looking into the cost for private security for the pool in the summer.
- Residents suggest a capital campaign in order to raise funds for a gate.
11. Open Discussion
- What is the delinquency rate currently? An estimated 5%
- Some creative ways that can bring in additional revenue were discussed including
- Capital Campaigns
- Spring and Holiday Markets hosted by the Market Committee were designed to create funds.
- Neighborhood 5k
- Grants for natural wildflower habitats to cut back on lawn maintenance
- Is there a grant that may help with the costs of a gate?
- Happy Halloween this Friday! Please park along Paso Fino and walk to cut down on traffic. Be mindful of trick or treaters while driving and be safe.
