CHP HOA Meeting

Board Members in Attendance – David Wright, David Bergeron, Toni Jumper, Karen Sipos, JJ Gentry, Jan Talkish-Rigney, Sarah Lewis

Residents in Attendance – 13

1. Clubhouse:

  • There are currently 2 leaks that are covered by tarps, we have quotes for repairs by 2 separate providers.
    • Quote 1 was for $4000 to include the stone on chimney, $2000 w/o the stone.
    • Quote 2 was for with Roy Bower – CHP resident for $4,200 for both.
    • Motion to use Roy Bower and support a resident, board voted in favor.

2. Landscaping:

  • O’Neil’s report –
    • Turf has been treated for fungus, magnolia trees trimmed and getting estimates for more trees to be trimmed, mowing patterns have been changed to help aid pond environment, irrigation repairs around clubhouse complete, will maintain 2-3 week rotation on trails, sod was placed on Lost Creek near 7 newer homes.
    • Is landscaping still being done by neighborhood signs?
    • Landscapers will be asked not to plant flower in front of neighborhood lights.
  • New contract will be discussed in the upcoming budget meetings

3. Budget:

  • Board will be prepping for budget meeting on Oct. 19 over the next 2 months.
  • Town & Country and Pool contracts are both up for renewal
  • Any homeowner budget suggestions for 2026 must be submitted prior to Oct. 15th.

4. Pool:

  • Sadly is closed for the season. Pool committee has been in the process of putting away pool furniture and cleaning.
    • Algae in pool is being taken care of
    • Collected efforts to clean out storage to make room for pool furnishings
    • One security camera needs repairs (is in black & white)
  • Pool company – contract is up for renewal:
    • Suggested that the pool open from May 1st – Sept. 30th to be inline with other neighborhoods.
    • Baby pool coverings are being discussed.
    • Neither pool has been drained at this time.
  • Fob list:
    • Will be audited over the off-season, board is open to suggestions on how to streamline the process.

5. Pond:

  • Treatments have stopped for the season, unless needed. Inspections will still be carried out the remainder of the year.

6. Tennis Courts:

  • Pickle ball court options will be discussed in the budget meetings

7. Social Committee:

  • Fall events!
    • Sign decorating contest
    • Pumpkin Patch – Hosted by Kevin and Sarah Lewis, Oct. 18 from 4:00-7:00 followed by movie not curtesy of the HOA.
    • Fall Festival – Hosted by Social Committee, volunteers, and sponsors Oct. 25th from 4:00-6:00.

8. The Point Update:

  • Executive Homes|TPACP| Tier Homes – have filed a lawsuit against the HOA Board. Lennar and their subsidiaries are not named in the lawsuit.
    • Homeowners will be updated as far as our attorneys will allow
    • If a homeowner is contacted as a member of the HOA, PLEASE NOTIFY THE BOARD IMMEDIATELY. You have no duties at this time to respond.
    • The 60% signature quota in order to file the amendment has been reached, however nothing restricts us from gathering further signatures, post date of the amendment, from residents who would still like to be included.

9. Resident Concerns:

  • Magnolias look much nicer cut back, will more be trimmed?
    • Pasa Fino is very overgrown by the magnolias and other trees around the street lights.
