2025 ANNUAL MEETING

1. 2025 Recap/ Highlights –

  • Landscaping – Is a major expense every year for a neighborhood the size of ours. Applause was given to O’Neal for all his hard work managing the grounds, along with Ward and others who voluntarily maintain the trails.
  • Social Committee – Applause given to Linda Catoe, and the volunteers of the Social Committee,
    • Hosting several events that bring homeowners together, this year including the Summer Splash, Fall Festival, and the upcoming Holiday Drop in.
    • Additional events sponsored by neighbors include –
      • Easter Egg Hunt – by the McKee’s
      • Crappy Fishing Tournament – by Trina Winde
      • The Pumpkin Patch – by Kevin & Sarah Lewis
    • Any ideas for future events, please use the link on the web site to communicate with the Board.
  • The Market Committee – Applause was given to the newly developed committee, hosting a Spring & Holiday Market each year with vendor proceeds contributing to the expenses needed for our Clubhouse maintenance.
    • 2026 Markets are scheduled for May 3 and Dec. 6
  • Pool Committee – Applause was given for a great pool season! Thank you to Karen Sipos and committee for all their hard work.
    • Pool Committee works with the pool management company and DHEC to keep the pool clean and safe.
    • This year the kiddie pool was resurfaced, and the filter medium changed.
  • Tennis Courts – Applause for Keith Sartos and his volunteers for their efforts to maintain the tennis courts.
  • Clubhouse – Is one of the staples to our neighborhood. Applause for Jan Talkish-Rigney for all she does in maintaining the clubhouse, as well as the renting process.
    • This year we were able to clean and stain the Clubhouse to preserve the wood, and update some of the furniture.
  • Thank you to Lisa and John from Town & Country as they work with our Board to meet the needs of the community. We’re looking forward to working with you again in 2026.
  • Movie Projector Project – Thank you to David Bergeron for coordinating the efforts for the grant to purchase the projector and equipment for movie nights.
  • Our Neighborhood – Earlier this year we enacted a new amendment which the has not been done since the neighborhood was established. Thank you to EVERYONE for coming together as a community, we’re so grateful to you and amazed at what we were able to accomplish by coming together.
  • Lastly, Applause to our CHP Board members
    • Our Board members are all volunteers and work hard to save money for our community as much as possible
    • They work diligently collecting quotes, discussing priorities, working with the management company, and building relationships with vendors, or doing the work themselves, in order to get the most reliable, cost effective solutions.

2. Looking ahead to 2026

  • Budget Report – the Board is currently working on the 2026 budget
  • The neighborhood and the facilities are over 30 years old, and beginning to wear down. This includes the grounds, the pool, tennis courts and Clubhouse. The older things get, the more maintenance they require.
  • Dues have only increased once over the last 10 years, an amazing out cry to raise dues was given during the October Board meeting by attendees, and the Board agreed that it is time.
  • Clubhouse rental increase has brought additional revenue, but not enough to profit.
  • Reserves –
    • Have been switched to a money market account in order to collect more interest.
    • Current reserve amount is $105k
    • We are not projecting needing to spend from the reserves in 2026, but we don’t think we can increase them either.
  • Management
    • Due to an increase in homes being managed because of the Point, the cost of our management company, Town & Country has increased.
  • Maintenance
    • The pump house is needing repairs
    • The pool committee stayed under budget in 2025, however repairs are going to be needed in 2026.
    • The money for the fence repairs in 2025 will be put back into this year’s budget as a necessary repair for 2026.
    • Special Project – Looking into quotes to create permanent pickle ball courts.
  • Neighborhood Safety Committee – Due to recent safety concerns, the board is working to establish a Safety Committee to coordinate projects related to increasing safety in our community.
    • Please reach out to the board in order to volunteer.

3. Open Discussions –

Question: How will the expenses be effected by the Point lawsuit?
– Legal advice was used in order to draft the amendment, and was budgeted in 2025. The cost for our legal representation for the lawsuit is being covered by our insurance.

Question: Are the developers for the Point complying with the amendment?
– Yes, however they are trying to have it revoked with the lawsuit.

Question: Is the work being done on Pond Oak the cities responsibility?
-Yes, road damage is repaired by the city. The sewage is the County

Question: Wouldn’t the budget for the pickle ball courts be put to better use if it was put towards efforts to increase safety?
– That can be discussed during the meetings with the Safety Committee.

Question: Has there been consideration to increase lighting in the parking lot?
– Will be addressed with the Safety Committee.

Suggestion: Safety Committee discuss ways to independently fund-raise for security resources.
